We are located in Burney, CA which is an hour NE of Redding. We have been looking into pre-existing homes, but have had know luck finding any. Last night my wife and I found the lot of our dreams. We do NOT want to lose this lot. 2.39 Acres with a view, all hook-ups at lots edge; $69.9K asking price, great deal for Cali.
We have been looking at modulars, but have not priced any out yet. Can we get a 1200 - 1900 SqFt modular built and set-up for $150K. We have been approved for about $225K, but we can stretch some what further if needed. I will be calling some dealers (Fuqua and Genisis) when I get home from work. Any others I should know about?
Just want to know if we are with-in range financially; if so we will pull the trigger on this lot.
I am pretty sure we can swing a manufactured home set-up for $150K, would perfer a modular.

You sure ought to be able to. We have a Karsten triple here in NW Oregon that now starts at $91K or so - 2000SF and very nice. We paid a base of about 75, if memory serves, added skylights, French doors, wall of windows - whole thing was about 90K total including slab. You should be fine. Karsten has plants in Sacramento and Stayton, OR. (just east of Salem). I think the Fuqua stuff looks well done too, but pricey for the good looks.
Make sure to budget for well and septic, unless those are in place already.
