Looking to buy mobile home/land

We are looking to relocate to our home city of Jacksonville Florida. We want to buy a mobile home and a tiny land package deal. We have $18,000 cash to put down but would need to finance any other expenses etc. Our credit is not up to par, but we have 'more than excellent' references from our landlords for the past 10 years.
What would you suggest we do and how hard will it be to find what we need.We are looking in the $50,000 to $65,000 bracket. Do you think this is feasible.
Any suggestions where to look without companies asking for fees at the start

Is it even possible for a seller, a real estate agent or another source to work with us if:
Husband is about to go on disability, work with vocational rehab and attend College for his Masters.

If you expect to include land and home..I think this amount is way too low...

You will have no problem getting a loan for even much higher if needed...
