New manufactured home in NJ

Hi, there is a new 2005 manufacture home for sale in Cape May Courthouse NJ; it is in a vacation park, and it includes the land for $125,000.00. I am interested in looking at it. There is an association fee for 700.00 per year. This includes the trash removal, use of pool, and common grounds. However, upkeep on your home is not included; roof, siding, windows, etc. It has central AC but uses propane gas heat. This is considered vacation property because the park itself closes during Nov to March. However, owners can keep their homes open during the winter for their own use. My question is: Is this a good deal or too high? Any suggestions would be appreceiated? Thank you

Is there a way you can check any previous sales of homes similar to the one you are interested in. The main issue is that even if it was a spectacular deal, will it fit your lifestyle and how you will use the home. I would gather some comps., check with other home owners in the development and assess your living situation.
