There's that interpretting differently.
Mine aren't 4x4 (they're smaller), aren't permanent and aren't installed in concrete.
I actually moved the side door steps so that underground power could be run under them, and moved the front steps so that a delivery truck could get closer to the door to bring my tv in. The only thing the inspector required was that they be up against the home when he came out.

I'm an FHA licensed lender in MO. The best thing to do is find a lender that is used to working with FHA construction for manufactured housing in your area, and they can tell you what needs to be done. Foundation requirements do vary by area, ie the frost line. So talk to an FHA licensed foundation inspector in you area before you put in anything you don't have to. Although if you can afford to, go ahead and put in a block wall skirt instead of a vinyl one, it would be advantageous down the road should you ever want to refinance. Building on owned land is a section in the construction catagory. The maximum loan amount available will be based upon the appraisal on the land and cost of improvements (home, foundation, set up, etc.) x either 95-97%. As long as you can meet the FHA credit requirements.

He is incorrect. The regular FHA max mortgage limits apply to MH. Use this link to find the limit in your specific county.

I just closed on an FHA doublewide purchase with a purchase price of $169k. The only thing you need to be careful of are the FHA foundation requirements and getting a clear engineers report. Let me know if you have any questions. Dave

I just bought a manufactured house from ABACUS homes in Warner Robins, Georgia, and was looking around at foundations that are OK with FHA financing, and found this thing called TELEPIER that's supposed to be a whole lot better than regular concrete foundations alone and costs less. the Telepier lowered my insurance costs, and I can watch that house fly away in "The Wizard of Oz" without having nightmares. I'm not an engineer or anything, but this thing is really cool. Check these guys out at www.telepier.com. I don't know if it's available in your area, but if it is, you need it bad. I heard the salesman say they were installing these things in the bad hurricane zones in the Carribean and Florida, so it's probably available anywhere.

the one thing i did not see anyone tell you is you might have the possibility of using any FHA lender that will do this type of loan. I don't think there is anything that requires you to use the dealers lender and the dealer really just wants to sell the house. Become active in finding out the costs of hook up etc and make sure a true cost is use and and the maximum amount allowed by FHA.

KNOW OF ANY FHA APPROVED/LICENSES ENGINEERS/INSPECTORS IN CENTRAL MASSACHUSETTS? IT IS THE ONLY THING HOLDING UP OUR CLOSING, IS GETTING A CLEARANCE REPORT THAT THE MANUFACTURED HOME IS ON A PERMANENT FOUNDATION.

What are the foundation requirments for mobile homes? Do you have to have concrete pads? I am not able to get a straight answer from any one where I live in Mississippi, and we are very close to closing. Ploease Help!!!!!!
