Well, tomorrow's the big day, the final FHA inspection on our home. We started this whole project a year ago March. It's been quite a journey. If our house passes inspection tomorrow, we can move in! Wish us luck! Thanks, Tanya

Thanks Bob, haven't heard quite yet, but I'm confident. And then it'll be another week before they can get the key to us, (sigh). But anyway, we wouldn't have had the courage to start this whole process without you, this website, the great books and resources you have for sale here, and this fantastic forum for people like me to share advice and experiences. Congratulations Tanya -You really did your homework. You will find out now that the legwork really pays off. Keep us posted. We are flattered to be invited to your housewarming.. Don't forget to do your own inspection, and/or hire a certified and licensed home inspector. I found a whole list of things the code/fha 'inspectors' missed (plumbing not connected, poor drainage/grading, etc.).

Pendragon, other than "eyeballing" everything and making sure everything works, you're saying we need a professional inspection as well? I didn't think of that.
But, we passed our FHA inspection, but I guess it was a close call. The Suresafe system was the big stumbling block. The inspector needed a lot of convincing from our lender to pass it. Our experience has been during this build that no one in our area has seen this before. We live in Nevada, and the Suresafe company is out of California. The contractors who have seen it keep referring to it as a "California set". I don't know what that means, but I assume that means, basically "earthquake proof", which should be a good thing, right? Suresafe is supposed to exceed FHA and HUD standards, but I imagine that an inspector who has never seen or heard of it would be very wary. So that's basically what happened.
But with the inspection passed, the loan has been converted, Palm Harbor will be paid, and it's a done deal. Pendragon, if we were to inspect it now, after the fact, and find something wrong, would it be too late? Of course, Palm Harbor guarantees everything, but I'm just wondering what your experience has been.

Update to the above. Got a more detailed explanation of the FHA "holdup". The problem was that after our setup crew had installed our Suresafe system, they were supposed to notify Suresafe so one of their engineers could come out and inspect the installation, make sure it was done to their specs. Makes perfect sense, I'd either not known about this or forgotten about it. Well, they neglected to do this. Anyway, Palm Harbor will make sure that our setup crew and Suresafe get this squared away, make sure our home is sitting on a good foundation. This setup crew has been a pain in the butt, unreliable at best, I hope this doesn't drag out into a long situation. But I'm glad we're entitled to an objective inspection after all.
