Metal roof vs shingle roof

Post by Bill Seigler » Mon Feb 28, 2005 8:53 am

I am about to place an order for a new MH (Gateway/Advantage) and the model (Covington # 816) is available with a metal roof. I have read that in the distant past metal roofs had a bad history of problems. Is this still true today? What are the pluses and minuses of living under a metal roof? Most dealers have said that metal roofs last longer than shingle roofs, but most manufacters don't offer them because the higher costs (about $3000) for them, aren't desired by most buyers. Homes of Merit offers this same model #3255, but they do not offer the metal roof option (and they are $8000 more without that option and G/A dealer includes the metal roof in the package price). The longer warranty on the metal roof and the strength and appearance appeal to me, but if metal roofs aren't the way to go, then shingles it shall be. Any feedback will be appreciated.

If you get a hailstorm it will get darn noisy in the house.

Forget hailstorm, even in the rain, metal roofs are noisy..

While shingles look a lot better, here in Florida metal roofs make sense. Homes with metal roofs that we have painted every third year seem to last almost forever. A 20 year shingle lasts about half that time. Typically after about 12 years in direct sun shingles need replacement.

Whatr makes you think there is a longer warranty on the roof..From what I remember..Gate has only a 1 yr warranty...HOM has a 5 year manucatrurers warranty on the whole home..including the roof..When you buy on the strenghth of as warranty..be sure to see the written proof...
