Questions On Buying New Home

My husband and I are planning on buying our first home together. We looked at two lots yesterday and are interested in one of the two triplewides we saw. It is a Fleetwood Tradition Series model 7663G. #BD/2BA 2654 Sq.Ft.

We already live on the lot that we want to put a new home on (we don't own it. but our landlord is very willing to sell). We've never done anything like this before. Any help would be greatly appreciated. We just don't want to get ripped off or taken for a ride. :)

We live in N. California.

Oh, I forgot. This particular home is going for $152,627.00. This is for the home and delivery.

I highly reccomend Randy Eaton's book sold on this website. It helped me tremendously in my manufactured home purchasing process this year. Especially the chapter on Man. home construction. We actually decided against Fleetwoods and went to Palm Harbor once we took a closer look at the models with that info in hand.
This website and the people who host it have also been indispensable. Take your time, do your research. Don't impulse buy!!!

Dealer, dealer, dealer! Make sure that the dealer is going to see the whole project through and will handle any problems. Check references and reputation. Make sure you know what you're getting. Are you hiring the installation contractors and site construction contractors or is the dealer? Or better yet, is the dealer the contractor. Who is responsible for plans and permits? Poor construction planning/ budgeting/ coordination can turn the best house into a nightmare. If you shop on price alone you are setting yourself up for major problems.
