Foreclosed homes

Post by John » Thu Jan 13, 2005 1:50 pm

I found a website that listed strictly manufactured homes that were foreclosed upon by lenders and were currently being liquidated. Unfortunately, I do not remember the address. Does anyone out there know what it is? Also, how far back can I look if I want to keep the same type of quality as I am seeing in new homes, avoiding the stereotype (I am not using this personally) of 'trailer trash'?

Correction: I found the one website listed here, but I found only one home listed here being a 1996 Fleetwood Springhill. It's a 3bd 2ba listed at $55,000. I happen to know where it is located because I worked nearby. I am going to need to look at it. I have contacted the asset manager and asked for a picture, but she did not have one. I have contacted Fleetwood and asked if they can tell me if it still has any warranty remaining, if I can purchase a warranty extension directly from them, and if they can tell me if they have done any warranty work on it. I have also asked about a floorplan before making a trip. What kinds of questions should I ask and who should I ask them. Is it possible the original warranty, regardless if there is time remaining, is non transferable? How likely?

Is there another site where I might find more repossessed/liquidated homes in my area (Orange County, CA)???

I believe the nationwide lenders run a few websites - search on Green Tree Financial, there are others.
As to warranties, I'll bet you can find one after-the-fact without any problem. The trick will be for you to evaluate what it pays out (and how likely a payout is) versus what you pay for the coverage. I would think a good MH repair service would be a good place to look for a thorough inspection.

OK... So, if I cannot find other listings online; can I go to a park I might be interested in and ask the park management to tell me which homes might be for sale? Can I ask if they know which homes are being liquidated under foreclosure? I know that park management may not want to get involved in the actual sale, but is it common for them to be willing to at least send me in the right direction to get more information? How would I ask for this help?

Factory warrantees are for Original purchaser only and not
transferable...for every manufacturer...
