What to buy??
We are looking for a new home on the border of VA/NC. I've seen several cute mfg. homes on huge lots and they really appeal to me, but they've been on the market for months. We can't afford to be stuck with a place that won't be saleable in about 3 years. We would have our own land, be out in the country, but still close enough to commute to Norfolk, Va., the prices are within our budget. Since we are military, we'll be leaving the area in probably 3 years, so we would need to be able to unload the property rather quickly. The pro's and con's there. I guess I want a guarantee which of course I can't get. Any experiences to share that might help me to make up my mind as to which type of home we buy?

Selling your manufactured home and land...is much the same as selling a stick built in the same area...
Check with real estate persons in the area about the average time homes are on the market before they sell in the area you are looking for...
The time it takes to sell is all about location...and others who want to be in your area...local economy can make a great difference...and population trends...Many rural areas are growing a lot lately..this might very well be the trend in the near future...Making your resale something that will happen fast...

Because you are in the military and will probably be leaving in three or four years, why not check with the realtor and see if the owner is willing to go for a long term lease? If you do that, make sure you get a military clause put in the lease so you don't get stuck if you get transfered before the end of the lease.
