I know with Palm Harbor you are not supposed to have all these problems with delivery and set up, but that is an ideal situation.
Is there some way that the average buyer can have an attorney draw up a legal document that makes the dealer and manufacturer totally responsible for all phases of the home up until the home is accepted by the new owner or by the mortage company.
It seems silly that a new owner has to worry about all thee things. If nothng else a document like this might make it easier for the new owner to sue the dealer or manufacturer.
What is your opinion on this please, no asking you to cut your throat , just a professional opinion.

Actually there are documents that do describe the responsibility of all involved..including the dealer..They would suit you fine in court...Most dealers have plenty of papers that will suit you..If you have a problem with the closing papers...or do not understand them..get an attorney to read them and expain them to you..Also..every state has a HUD representative agency..In GA. it is the fire marshall..If a consumer complains..they will be sure the home is set exatly like the set up manual calls for...You have plenty of help..
Actually..finance sources require inspections by the county and often by a bank rep prior to funding..Even with home only finance the buyer must call and say all is fine before the money is paid to the dealer..
Some manufacturers...Palm Harbor is one.. do a final customer walk through..It will touch on all points of the home...set up..finish items..all systems...If there is something still wrong...The customer should not sign it..or should be careful to note all deficiencies..
Buyers have some responsibility though...just like with any home you were to purchase...It is your money..your future....
