hud or ubc =modular

would like to know if you find a manufactured home that you like and they build it in hud or ubc if you have it built ubc does it become a modular or is it just a manufactured home built to ubc?

UBC = Universal Building Code. The building code used in the manufactured house business for the last several years which in most cases exceeds the local building codes which sometimes are not regulated as close as they should be. Modular is a combination of two codes to make a house acceptable to local building codes.

In the SE..GA in particular..modular (actually called industrialized buildings) are built to a GA building code based on the Southern Standard Building Code...

UBS..Southern Standard..are only 2 of the various model codes used by the states..

I may be a little slow but are you saying that if one were to purchase a manufactured home but when it was built it was done according to UBC codes instead of HUD that it would be considered a modular home ie.... like a regular home and not require the tags?

The manor you are taxed varies in every state...but generally your impression is correct...A home built to a state building code..based on the UBC..these are placed on a piece of real estate and become part of the real estate...then they are taxed just like any real estate....In some areas..manufactured home tags are much less..

Also...every state allows you to include your manufactured home (HUD code) in your real estate and eliminate the tag..then be taxed as a site built home..Most will retire the title at this time..

Many manufactured homes can be built just as well..or better than some of the more basic modulars...
