We are thinking of purchasing a MH in a senior community in Arizona. This home would most likely be in an established community and probably be a resale or new if available. We have never lived in a mobile home before so I am trying to find out alot of info before we make this move.
One of the things that I haven't been able to find info on is the kind of restrictions in a park, just in general. The only thing I know is that senior parks have age restrictions. The other question was does lot rent usually include things such as trash collection, water or sewer, etc.?
If anyone has any info to share, we would really appreciate any and all replies. Thanks so much for your help.

Do you have a particular community in mind, or are you "just looking" still? When I started looking for a home, I attended lots of open houses (check the classifieds). Ask the sellers about the park (why are they selling?), as well as anyone else at the open house (many current residents of the park will attend open houses out of curiousity, if nothing else! You might also see residents of other parks. Why are they moving? How do they like their park?).
Drive through some communities, as well. Restrictions about upkeep, lawn maintenance (and who does it), parking, trash, etc., will vary. The community where I live is pretty fussy, but the park looks good and I feel very safe here. It's not a senior community, but I'm not sure I'd want that.

Thanks for the suggestions, Rita. Yes, we are still looking and its great to get information to help make a choice.
