recommendations

Been doing research here and on other sites.

Looking for a home in Houston area. Any brands recommended? I believe some homes are better built in some plants. I have heard nearly every brand complained about, so I'm not looking for a rant on any of them, but guidance would be nice either good or bad.

What is the best way to get land?

How much should improvements/set-up cost?

How much is a real foundation instead of tie-downs?

Many dealers will assist you in finding land to put the home on if you don't want to find it on your own. Set-up is normally part of the price of the home but that is basic set-up and does not include concrete runners or piers that will be additional anywhere from $2k to $4k depending on size of the home. Again most dealers will give you a fixed price for the runners/footings.
When you say real foundation I assume you are talking about a poured slab . Even with a slab the home is blocked and tied down because the frame does not sit on the ground but on piers. A concrete slab will not be cheap and is a regional issue that a concrete contractor can supply. The benefits of a slab may not be worth the cost because it will be expensive.
As far as manufacturers go you have a very wide selection in Texas. My opinion of the top end would be Franklin, Fuqua, Karsten, Palm Harbor plant 5/7, they are all nice homes depending on what you want . Solitaire makes a well built but plain home that is reasonable in price. Oakwood, Fleetwood have checkerd pasts and web sites dedicated to unhappy owners.
You can get anything you want in a MH but quality of construction is what makes the difference. It appears thet the majority of complaints could have been elimanated by having a good dealer so selection of a dealer is as important as the manufacturer because they are the one that will be responsible for your satisfaction. Visit several dealers, look at floor plans, buy some books and ask a ton of questions. I have been looking for two years and have finally decided the way I wanted to go so take your time.

I aggree with the other response, stay away from Oakwood and Fleetwood and maybe even Clayton
