Move in Inspection/Checklist

Post by Ellen » Sun Mar 21, 2004 9:42 pm

I will be moving into a new MH in the next month or so. Is there a good consumer inspection checklist that I can get (possibly download off the internet?). Everyone tells me to do the walk thru inspection very slowly and paying close attention to detail. Any helpful hints would be great! Thanks!

Most new home owners manuals include a thorough walk through inspection list..Ask to see the homeowners manual of your home..

Checklist Available

There is a checklist that I give all of my clients that buy a mobile home from me. It includes all items that need to be included in the sale of a mobile home, and I would not do what I am about to detail below. However, what I hand clients is not an absolutely complete list.

Just to give an example, I personally bought both a mobile home on land and I bought a mobile home in a manufactured home community. In both cases, things were not included in the sale that I ended up having to spend cash for. In one example, there were no towel bars or shower curtains in the bathrooms, and no electrical or gas hookup.

In another case, no rear stairs were included, and the bathtub was permanently stained fresh from the factory. These things should have been included or fixed but were not. I also waited for a year for a promised driveway and parking spaces. These missing items served to make me avoid the dealers who sold it to me that way and I would never refer business to them.

What these experiences taught me is to treat customers as I would like to be treated, so I make sure that my clients have a pleasant home buying experience.

For clients who buy a mobile home from me, I also offer free services such as
ƒý Free Pre-Qualification Financing Consultation (Get a clear financial picture of what you can afford for manufactured home and land package.)
ƒý Free Credit Check And Consultation (I will help you check your credit and assist in cleaning it, if necessary)
ƒý Free Home Design and Optional Feng Shui Consultation (Pick from many manufacturers, models, features and accessories.) $250 Value
ƒý Free Home Health Consultation (Make sure that your home is as healthy as possible by doing just a few simple things during the design and planning stages.) $250 Value
ƒý Free Home Site Analysis (A Project Manager will assess your building site.)
ƒý Free Home Building/Planning Guide (All required items are included in this free Planning Guide.) $250 Value
ƒý Free Copy of The Consumer Guide To Comparing over 40 Mobile Home Manufacturers (if you purchase a home from me) $29.00 Value

There are more than a few responsible industry folks here that only want to help consumers get the most for their money....Most of us do this without without prostituting ourselves expecting this site to be a free advertising site...

If you want to place commercial ads on this site I am sure the webmaster would be very happy to help you...e-mail him..

Your advise to consumers is very welcome...your free ads are not..
