Why can't I get basic prices on models I see at the model villages here
Its like picking out a new car and when you ask the price they say sorry we can't give that to you.All i want to know is what the price is with no options and then ill know what size and brand I Can afford. It seems like this is a great secret and no one is allowed to reveal.I don't want to sit down and waste my and a reps time just to find out I can't go along with that price. Is there any books that will give me any of the information I seek

You should be able to get the price of the models that the dealer has on his lot. You
get them from the dealer, or from the ad the dealer has placed in one of the many
advertisements that they put out.

If you look for prices on homes that are in your local paper, you will see a wide
variety of pricing. As with other homes, manufactured homes don't come in
a "one size fits all" type of pricing. There are literally hundreds of options that you
could specify. When you figure out exactly what options you want, then you are
ready to talk to dealers. Until then, about all they can do is offer what sits on their
lot.

You will also find basic lot pricing in some of the "cookie cutter" subdivisions, but
even those homes usually have many available options. The options, in either case,
drive the price.

good luck

I suspect what EDWARD is talking about are factory display model villages..which are very common in FL..

The factory does not sell any home retail from these locations...They do allow the public a chance to view the homes and refer them to dealers in the area they want to move..These dealers...knowing local codes and requirements..then price the home the folks have interest in..

I have replied to Edward before...somehow he has the idea the manufactured home business is like the car business..with a msrp sticker..the industry just is not that way..

After visiting the model center..the best thing Edward can do is talk to the dealers in his area//I am sure they will all quote a price..

I am doing what you are saying but not getting any info.We picked out a homes of merit home and have gone to a dealer just to find out what the basic price would be with just the standard items so i can see what i would be looking at before adding any options, but this seems to be a guarded cost.I know i have asked you before and i think Ill go with the 35 dollars per sq ft that you gave me,as a starting point to get a good middle class home.Im from new england and this is not how it works there.I can go into a dealer and leave with a price with or without options.Let me ask you if you would like to buy my 2004 caddy but i won't tell how much it is so just send me a blank check.I thank you for the info you have given me so far but I am still where i was before.Alli can say is HOW ABOUT THOSE PATS

hmmmm
I went to a Burlington dealer and asked about a home and she showed me the list price of the home without options. Then she showed me the price of the model as it stood on the lot. Then I told her the options I wanted and she emailed me the next day with a line by line list of the home's price and options. No high pressure, no runaround, no BS....
