Ok so everyone came back with a reply about palmharbor trailors.To bad not everyone can get one in the area they live in.Sounds like a well built trailor.If you can only get fleetwood, skyline, patriot or any of the others.Dont expect it to be built to any of those standards.Go back and read my post I used the word most trailors several times.If you live in the north east you will never find a trailor with that kind of constuction.And Im sorry those so called glamour baths man those are the cheapest looking whirlpool tubs ive ever seen.Go to your kitchen cabinets and tap on the end panels that laminated wood is only 1/8 inch thick.Cheap Cheap Cheap!Try and get 2x4 interior studs from any factory in the north east.Try and get plywood floors, try and get 2x10 floor joist you cant.Take a look at all the trim throughout the trailor its laminated junk.Do you really think those heat registers look nice.Look your only seeing what you want to see maybe its DENIAL.And I dont call them trailors because there cheap I call them trailors because thats what they are.Any thing thats on wheels and is towed behind a truck is a trailor.Look under the thing its a trailor.The cookie cutter throw together stick builts are pieces of junk just like these trailors.So you can compare those two all you want.The houses I build never have wall studs 24inches on center.All have real crown moulding, solid wood cabinets,a real bath tub not plastic junk.Top of the line heating and air.Not coleman one of the worst furnaces you can own.All copper plumbing,solid wood doors not plastic I could go on but look you get what you pay for .Sit down and look around the hole damn trailor looks cheap thats why its only $45 a square foot.I could build you a true house for $75 a square foot and yes it cost more but its a far better house through and throughout.So when you say that these trailors are built as good as a stick built. Make sure you say that they are built as good as a cookie cutter throw together track stick built house.AND YES THEY ARE STILL TRAILORS BE HONEST WITH YOURSELFS IF YOU THINK THERE SO GREAT YOU WOULDNT HAVE A PROBLEM WITH PEOPLE CALLING THEM TRAILORS

If these trailors are so great why is it that more than 50% of the people that own them are unhappy.Most complaints are of major sructual problems.Everyone says that the problems are caused by transportation or the way it was set up.Is this supposed to make a differance that it was fine when it left the factory.In the end its all one product.How many times have you heard complaints that a site built house thats only 3 months old has floors sagging and walls buckling.And no one wants to fix it because its the other persons fault.Ive read alot of post on this site and others about all kinds of problems.If this is the only housing option for you than so be it.But to buy one of these trailors because you think its better built man Im sorry thats just crazy.Maybe you need to do more research and you will find hundreds of horror storys about these trailors.One that comes to mind from this site was from Richard who bought a skyline.When you read what Randys book says about skyline. It say it is of Good quality ,and a good service orriented company.So I guess Richard should of bought a palmharbor there supposed to be really nice trailors.I read once here on this site someone said have you ever seen a stickbuilt house go down the road at 70 miles an hour.Like thats supposed to mean that these trailors are built strong enough that only they could do this .NO they are built lighter with less structual support to do this. BY THE WAY THAT POPPING SOUND YOU HEAR IS YOUR TRAILOR FALLING APART BECAUSE IT WASNT(SET UP RIGHT)

Jason, if your a general contractor ...then why would you even be looking at manufactured home?.(and BTW that is the correct spelling for "manufactured")..and why would you care if you couldn't get one in the northeast ...do they worry you?....I'm in North Carolina and there's a PH plant about 20 miles from me...I'm sure a dealer up there has some ties that they can ship you one.Mansion and Horton builds the same quality home and I know they ship that far...Have you ever noticed that when a storm wipes out a community they always show mobile homes? the reason for this is ,Thats the only thing you can make out what it is with some structure left..,the sight-built homes are nothing but rubble and scattered all over the place (thats not news) ....and as for the "chassis" under the home....heck I'm big but I can't carry a house..

Well, Scottman, we decided on a stick because the economy in our area is
such that the MH we wanted was more than building a stick. In most areas
this is not the case. Labor is less $ in Bama. It was a close call, and we almost
went with a Southern Energy after getting quotes on building. When the SE
quote came back, we then decided to build. We have been able to put in a lot
of our own labor and expense like painting, trim, and decor, which saved us
thousands. Several times during this ordeal, I have said to my wife that it would
have been so much easier to have gotten an MH, and it would have come in
like we ordered it. But, we are now on our way, and no turning back. After about
5 months ( one month for the paperwork,) it will be completed soon.
BTW, the SE home we got the quote on cam back at 113K for everything
including setup with permannent brick foundation on our own land. The stick
is costing 118K, has a 420 sf attached garage, and a poured and built
in storm shelter rated for an F-5 tornado that doubles as our MBR closet.
As I said, there is nothing at all wrong about buying a manufactured home. They
are every bit as sturdy as a stick built, and every bit as equal to the quality when
ordered with the right construction. I definitely think their attention to detail is
better than some of the yahoos that have been working on my home. We have
a list of defects that fills one and a half pages that we are getting corrected as
we go. You have to be very watchful of every stage when building on site.

Palm harbor doesn't sell to areas where there is no nearby support available. We are looking to put a home in WI but no retailers close at hand that is not possible: that's what PH customer service told me. Anyone know of comparable homes available in the midwest?

I live in the northeast and looked at MANY manufactured and modular homes after hearing WAY too many horror stories of poorly built stick-builts and people getting royally screwed by their builders. We looked at Burlington Homes of Maine and their high-end "trailer" put most modulars we saw to shame. By the way, aside from the quality construction, it had an energy star rating, SOLID wood cabinets, hardwood floors, a walk-up attic, just to name a few things....get a life...

one thing i will say is that there is sometimes a problem with setup and that is usually caused by many dealers only wanting the cheapest price. the set seems fine at first but over the course of time some problems may spring up. i know in my area of ga sc and n fl i am on average probably 1000 to 1200 higher priced than others in my business. i am sometimes told i am a high priced SOB, but have never been accused of doing a set not by maufacturers book. sometimes when people question my prices i tell them you can drive a hyundai or you can drive a cadillac, they both will get you where you are going, but the ride is much better in a caddy. you get what you pay for , ask to meet the setup crew before they set your home. see what you think of them , that is often a overlooked factor in a homebuying decision , i am proud of the fact that i have customers who have relatives that may buy a home from a dealership i dont work for but they request i set it up or they dont buy . it about killls them to pay my price but guess what , the service problems are cut in half, i dont allow anyone in home ubntil i am done , then is is vacummed and counters etc. wiped down and the home is clean and presentable. if home has carpet already installed , no boots are allowed, they are taken off at door and another clean set put on . no smoking drinking allowed anywhere near home . a soil penetrometer and soil probe reading are taken at each site before home arrives and everyone is aware of what footers blocking etc. is required before i even start. that extra 1200 will be a bargain in the long run.
