My wife and I took a trip to the homes of merit village and found a home that we both love.We were also told that there is a MSRP price with a high and low number on the fridge,they told us the low price is cost without all the options and the high price is the price with the options on that model.It is a model T-1689 twin manor and is 1493 sq ft.The price was high 40s to mid 50s.The house we saw would be in the higher range as it had a lot of add ons we both loved.Going back a second time with a dealer we were told this was wrong and even they did not get a price that low?????? rechecked with the people there and got the same prices,so my question is whats going on? Also what can i expect to pay out over the price of the home to have it in move in condition,with air and heat and set up and del.Also as with MSRP prices on autos how much room is there in that price to dicker with,on a car its in the 10-20%.

There is no such thing as "msrp"..."manufactured suggested retail price"...

This is a dealer pricing model used to market their homes or guesstimates offered by the factory.....

What might have happened is that you went to the model center during a dealer show...HOM does market to dealers this way...You will have to ask the representatives at the model center...

From my basic knowledge of this model...I would expect this is a retail price..which should include delivery and set...probably a/c,,you should expect a finished..high quality home for about $35/ square foot...

There are many dealer with Homes of Merit product in FL...Check out a number of them for prices..
