manufactured vs. modular
We are currently looking into buying either a manufactured or a modular home. We are hoping to buy a home that we will be in for a long time (15+) and we own our land. I have heard the terms on-frame modular, off-frame modular and manufactured and while the dealers we are talking to have given us a very good explaination of the differences in construction between these three, NOBODY has been able to tell us what the difference would be to us in the long run financial. Example being one dealer tells us that manufactured depreciates and another tells us it appreciates the same as a stick built. But of course they are trying to sell so I do not trust what I am being told. We definitely wanted a modular but fell in love with a model that is only available manufactured. Can someone please tell me what the difference is between the three as far as the long term financial outlook?

A manufactured home will appreciate similar to what stick built, or modulars do in the same area. Its ALL about location.
I to looked at manufactured Vs. modular/stick built. After much research I found that a well built high spec manufactured home was built just as good, if not better than mods, or stick builts. I purchased a Palm Harbor...the construction is excellant.
Long term a well built manufactured home will appreciate, and gain equity as well. Ofcourse there are manufactureds built that are shoddy...gotta do your homework and find whats best for you...good luck!!

Curious, what kind of foundation do you have? I am also trying to decide whether to go MF home or modular. Heard that basements (which we want) are more expensive for a MF home due to its weight.
