land development cost
a retailer in the placer county area (north of sacramento california) told me that I should expect to spend 75,000 in development costs is this reasonable for 1000 sf mh from karston
that is in addition to the cost of land and the mh and fees related to it. I am starting to wonder if mh's are cheaper than a stick built house. is it better to have an independant contractor or one on the retailers staff?

I am in Lake County and setup a MH on my own land 18 moths ago. That $75,000 sounds somewhat high compared to what I paid. Our cost above the cost of the land, MH, and fees was only about $25,000. That included a 2 car garage, septic system, driveway, sidewalk, foundation, site prep. etc.
I would ask for a breakdown of the "development cost" to see what is included.
I think if you know what your are doing and have the time, an independant contractor may be the way to go. Because we did not live in the area at the time our home was placed, we let the retailer handle it.

Come on over to GA..$75,000 would pay for 5 acres...driveway..well..septic..2000 sq ft home and good set up...permits and all..
No wonder grocery store clerks making $15/hr are on strike..

Who did your garage? A local contractor? What company did you go through? I got qouted by a Parm Harbor guy for a 2 car garage $26,000.
This does not include foundation, skirting, water, septic.

The retailer (Modern Manufactured Homes) did everything. In my area (Lake County) you can get a two car garage starting at $9,000 from local contractors.$26,000 for a gargae is possible but it would be one hell of a garage. 3-4 cars plus work shop area.

Thanks. I live in Humboldt Cty. and this qoute was from a Palm Harbor manufacturer/contractor. I thought it was pretty high. (Excuse the pun "high" in Humboldt Cty; go figure!)

i went to realtor.com and looked up mfg homes in san jose. what was so interesting to me was the age of the homes--29 yrs, 34 yrs old, 41 yrs old. nice and pricey too for the age and they all look to be in parks.
