What is the difference between the two? I thought they were both the same. I'm still doing some research so bear with me. LOL

I agree with you, I am confused, I've read the terms used interchangeably...so what's the diff?

Hi, my name is Travis, the difference between H.U.D. (housing and urban development) and Mod. is a HUD code home meet federal codes and the Mod. meet localized codes (covenants). Also on a HUD code home the frame and metal underneath the home will stay under it when the home is set and on a Modular the frame is only used for tranportating the home from the factory to the site. Other than that their is a few other little things to do with electric and plumbing but for the most part that is the main differences.

HUD code are built to a federal building code as you stated..They are inspected by federal contractors reporting to HUD..(often a state government agency)..

Modualrs are built to a state building code..They are inspected by state inspectors...State building codes are different and often they cannot cross state lines...Some states have cooperative agreements with surrounding states...such as GA with TN, FL, SC, NC..but the homes must meet the local states requirements..

Some states allow modular homes to have metal frames...GA does not..all residential modular in GA are built without a steel fram...but...FL and SC both allow steel frames on modular homes...In these cases they set up about the same as a HUD home..

Since there is 50 different modular building codes...it can be very confusing..
