We are looking to possibly buy a Palm Harbor. It is the 2003 dealership model. So, technically, it should be USED, right? It turns a year old Feb. 1st. It is the model 60D9(the Brightmore). We already put a deposit down on it, but it is still refundable. I was wondering if anyone has any comments on Palm Harbor homes period. (the good, the bad). Also, I don't know if anyone has found a website to look up blue book values, and if so, could you email me with it. We have come to a price of:
$50,000 for the home
$4,000 to move the home from their dealership (including trim out)
$1,200 for an ac unit (sold separately from the home)
plus tax.
comes to total of around $56,000. Just wondering if anyone knew if that was a good price, if the dealership models are built better? or just any information on Palm Harbor homes at all.

Palm Harbor sells some good homes, and some that could be better. A master
bedroom that measures out to 179.44 square feet is kind of small for my taste,
but may be fine for yours. Something to keep in mind if you may ever want a
king size bed though.
Just be sure to look past the fluff for the quality features of a well built home;
2X8" floor joists that are 16" OC, 2X6" exterior walls 16" OC, plywood or OSB
flooring, 8 foot or higher exterior walls versus 7.5 foot exterior walls, etc. etc.
The bottom line is that construction is more important than fluff.
If you have done your homework, then go for it. Definitely not a bad home, if
it has the correct construction features. PH does make some nice homes.

It is hard to comment on the specifics of this home and its pricing...The other post here is right..PH builds a whole range of homes..some better than others...
One thing though..This home is NEW...not used...the fact that it was a model does not change that..You should still benefit from the new home warranty..which any used home would not have..warranties are not transferable..
Beside the actual cash price of the home..there are other things to consider...finance prices can vary by tens of thousands over the life of the home...also...insurance prices should be shopped...It is common for some corporate dealerships to recommend buying multi year insurance policies and financing them...This is not a smart financial idea...

I bought a lot model form a dealership in NC...the home was built in Siler City, the construction on the home is what sold me. 2x8 floor joist,2x4 ext studs,2x4 int 2x8 rafters all on 16" centers. Full OSB wrap. T&G 3/4" subfloor, 1/2" textured/taped sheetrock throughout, 12' cathedral ceeiling.
My home is the fullest house model, 2,170 sq ft. 3bed/3 full bath, the "perks" are nice too, stone FP,glamour bath etc... Like the other posters said the construction of the home all depends upon where the home was manufactured.
Ive been in my home less than a year and am very please with the purchase thus far. We did have a crack in our toilet after three months...contacted cust. service and within four weeks someone came and fixed it...good luck, keep us posted

Thanks for the responses, my sales rep that I have been dealing with has been off all weekend, and today is the celebration of Martin Luther King day, so no one will be there today. Thanks to your comments though, I will ahve alot more questions to ask him tomorrow. The only things I know for sure is that the home does have 3/4" plywood flooring, and either 2x4, or 2x6 exterior walls. I really didn't know what all to ask for, all dealerships tell you something different. I have shopped around, and all the other homes I've looked at just looked cheap. This one actually looks like a home, but I will be sure to ask these questions you all have so kindly suggested. Now, where to put it?

skarlett, i have set many of the brightmore homes and by that model name you are in the southeast staytes of ga al sc ,tn ,ms or fl , correct. i have had very few problems with the brightmore , the design is a good one as seems to be popular , and even if it is a lot model you will still have there full warranty , and here is an added bonus as you know when you looked at your home it was fully finished inside. if there were any minor problems in fit and finish they hAVE ALREADY BEEN CORRECTED!!!. how about that , i can take apart your home and it will fit back exactly as before. i get the lot models so close that there will be only the width of cut to repair. i am sure you will be pleased , and by the way i charge ph more than 4,000 dollars to set a home . so that is a bargain . what slaes center are you buying from? or if you prefer e-mail me , i will give you a straight up if i know them
