Anybody know anything about the Norris Greenbrier GRB32563J? It's 32x56. It was priced at $57,995. They're checking on upgrades such as 2x6 ext. walls/w R-19, 5/12 roof w/R-30. It's already got 2x8 floor w/R-22. Stretching it 4 ft., making it a 32x60. Drywall in the den, LR DR Master BR. Optional corner FP in den. I'm hoping that with the upgrades it won't be more than $65,000. A 4 ton HP is $2,000. Am I estimating the upgrade price pretty accurately?

No...I think you are a little low...
4 feet..is 128 sq [email protected] $33 equals $4224 for the extra space..This should include any engineering fee required..
A 5x12 hinged roof with the extra set up labor will be about $3500..
2x6 exterior walls will be at least $1000
Taped and painted dry wall with baseboard molding for the part of the home you mention will be about $2000
Fireplace will be from $1000 to $1500 depending on the surround finish...
The added insulation is about $500
This should put you in the area of about $70,000 plus the a/c

One reason that I came to that figure was the model on the lot was priced at $57,995. It included the "optional FP w/entertainment center plus", and we were going with the regular FP. It also has the optional palladium windows in the den, we went with regular windows and I wasn't including the HP in my figure. So maybe it'll be somewhere in between.

Pretty dang close,murray. He quoted $72,549.51. But that was built as a modular. It also included delivery, setup, taxes, title, 4 ton HP. The 5/12 was unavailable in that model as a modular so this is a 6/12. It doesn't seem to sound that bad, what do you think?

About what I expected.....the built as a modular may not mean much as far as construction is concerned...an on frame modular is basically the same home as the HUD home from this plant...
On frame modulars are starting to be only compared to manufactured homes by lenders...so any discussion about appraisals and higher resale is moot...Remember as a modular..you give up the whole system of HUD enforcement procedures and inspections...You will be totally dependent on VA's laws concerning contractors and builders...usually not nearly as well defined as the HUD laws...
That said..you decide and go for it..
