I don't know anything about makes and models, last year my husband and I visited a mobile home reatiler in Richmond, Va and we fell in love with what we saw. It was a 4bd., 3bath, and a den the asking price was $61,000 home only and we will re-visit the same retailer come this November. My questions are was $61,000 too much for just the home, what make and model should I look for and how much land is require to place a mobile home on? Because a salesman told my brother -in-law we would need 3 to 5 acres of land is this true? Also can you give me an estimate on to how much it will cost for that same or similar mobile home with delivery, set-up and land etc.? Thanks

You ask.."My questions are was $61,000 too much for just the home"....is it a Rolls Royce or a KIA Senoma...the point is no one here can offer a price opinion because homes vary soooooo much...

I might suggest you buy Randy Eaton's book offered on this site..It will give you a good idea what you should get in the way of construction items...and a good idea how to get the best price on a particular model...You have the time...it will save you much more than its $30 cost...and might save you LOTS of grief later on..

The dealer I am associated with has 4 bedroom homes from $37K all the way to $ 120K...Of course they are not all the same..

This is totally a local rule...the only way to get exactly correct information is to talk to the building officials in your county...or check out your county's web site...most have lots of this sort of info online...I doubt that you salesperson made this up...but surrounding counties might have much different and better rules..You might decide another county is better for you...
