Does this sound good?

I went shopping today and found a home we really liked. It's a Williamsburg by Norris, WM28703A. It's a 28 x 78, 4 BR, w/den. It has taped and textured sheetrock throughout. R-30 insulation in roof, not sure about walls and floor. I didn't get to find out as much as I'd like to, it was hectic. Low E windows. 2x4 marriage walls, 2x6 exterior walls, 10" eaves (I'd rather have 12"). It appeared to be a pretty well built home. The model on the lot is a 2002 and they want to move it out to make room for a newer one. The price was $61,545 which included delivery and setup, heat pump was extra. A 4 ton would run about $2195. They said that they would knock an additional $1500 off if I bought the display. Seems like they should knock off more than that. It's almost 2 years old! They also said that Norris was currently giving a $1000 rebate that I would receive 2-3 weeks after I moved in. So, what do you guys think? The home is located in southwest Virginia.

Thanks for the response. Do you think that the $1500 they're knocking off the price is enough? In Randy Eaton's book, he said that he'd like to see a 10% discount. Should I try to get that much of a discount or maybe try to get new carpet and a heat pump instead?
