I live in City of Houston and I can only put a modular home on my lot instead of a manufactured home. I read many posts here that recommend Randy's books. I would like to know if any of the advices there would be different for a modular home.
I've already looked at Palm Harbor, NationWide(Oakcreek) and FleetWood. I was surprised that the standard spec of Oakcreek (exterior wall 2x6, R-19) is better than that of PH (2x4, R11), because PH salesperson was telling us how they were the "Cadillac of MH". Certainly I can always do upgrade on PH. I would like to know which is better built between PH and Oakcreek? Also American Homestar has entered bankrupcy in 2001. Are there still in it or are they out of it?
As to Fleetwood they offer much lower price compared with the above two, plus they throw in big TV, entertainment centers, etc. Which make me wonder either the salesperson doesn't really know the price and will change on me later, or the house is less quality. Any comments?
I basically decided to go with modular, but I would still like to ask it here: Comparing modular home with a stick-built home, assuming both well-built, does modular home last as long as the latter? Does it require no more maintenance troubles or cost down the road?

If I am right...Palm Harbor ownes Nationwide Homes.....
Nationwide is a true modular...modular is all they build....The PH and Fleetwoods are modualrs built in a manufactured home plant...actually a small distinction...
Very high quality homes...modular or manufactured homes will last a long time and require about the same maintenence over time..

I just bought a Marlette by Schult manufactured home . Has anyone had any experience with this company...good or bad. The house appears to be built well . It's the "Lincoln" a 62' x 26' with central air and gas heat. The homes are at Oak Point an over 55 community
in Middleborough MA.

I am curious what kind of experiences people have had with Palm Harbor. The sales people do a great sales pitch and we liked what we saw - but wondering if there is other choices - what about the Canadian market? Any input would be most helpful.

We are looking at a 1991 24X60 Marlette, 2 bdrm, 2 bath, located in a 55-plus park in Salem, Oregon. What negatives and positives should we be aware of and what is the approximate price range. The home seems to be in good shape but, as a first time looker/buyer would like to be somewhat prepared. Any and all help will be appreciated.
