Land/Lease Financing

Help! Does anyone know who will finance in a land/lease park? I have just put a bid on a property that has a single-wide home on it. I plan to remove it and put a brand new one on the lot. This is an adult park with a 100 year lease...77 years left on lease. This is considered a condo-type park with beautiful manufactured homes. I need financing that will take care of the purchase of the old one and the new one as well. I found only one bank here in San Diego that will do it but they want 20% down. Too steep for me. Can anyone help. I don't want to loose this property. Desperate!!! Thank you.

i know i wrote before but still need help. as you know moble home fell on hubby on the 5th of nov he is ok broken bone in arm but the guy that was helping him even tho his ingerys where almost the same he refuses to go to the smae lawyer as us . hubby having nightmares aboout this. what i want to know is sence the mover just put the tunge on a round rock and two boards. and the home it self was kind of on unstable ground which the transporter knew. was he supose to block up all four ends of the home. i almost lost my hubby that day and my friend also almost lost hers. theya re not even talking to us. john is haveing a hard time coping . contintlu crying and so forth. basicly lost my best friend. any way do we have a case agaienst the transporter. no contract was signed and i live in wis and the land is in mi . please help me if possable. must have help now.

Sorry about your friend...sounds like he is getting reasonable advice...If he has any case at all it will be against you..not the home mover..You are the one that had a contact with the home mover that might incur some liability in him..It is good you and friend have separate legal advice..you may need to be defended from his claims..Now direct answers for your legal rights must come from a competent local attorney who is working for you...Meet with an attorney very soon...Also your hubby has gone through a shock that could rival that of a soldier in a firefight...These are life altering events...Often special counseling is in order...Ask his doctor for advice or referral...Sometimes it is hard to get guys to take advantage of modern medicine...But this will help him a lot...
