Found a never-lived in 1999 double-wide, been moved at least once-dealer to dealer.
Good price, but no dealer warranties. Would like any thoughts or comments.

michelle,the biggest thing would be "is the price reducd enough" also if the home is set and there are any defects that are a helth hazard of could be of structure defects ...then they "the dealer' can be held responsible through HUD even if its sold AS IS and it being an older "NEW" home.

Home is @ dealer lot (will be set on our property). Price is aprox 12,000 off of a 2004 equivlant size model.

Hi Michelle. My advice is to REALLY do your homework on this home. What construction methods and materials were used for this home. Examples; floor deck material, floor joist size and centers, wall stud size and centers, insulation values used in this home, window and door quality, plumbing materials used, roof materials. A 12,000 savings up front may come back and bite you if the home is not up to quality standards. Don't be hasty. Make a sound decision, and you will not regret it. Make an uninformed one, and you very well may. Good luck.

michelle , 12,000 off the price of a 2004 is not really alot. also it would still have a new warranty if manufacturer still in business. what brand is it , and remeber once you get it is is 5 years old , you can buy many homes like that at auction for 25 to 30 cents on the dollar

It still should be under manufacturer warranty if it has never been sold retail to a customer. Also, you or the dealer should be able to purchase an "after market" home warranty from a company like American General for up to seven years.

Yes and no...

You are correct that this buyer could and should by an after market home protection plan..some of which are available on this web site..

But..not all new homes still have warranty...First..many manufacturers have gone out of business and no longer even have a phone number..

Second..all manufacturers warranty is to the first purchaser only..There are many dealer that have gone under..thier inventory is sold..(often to another dealer)..but this is the first purchaser..When that dealer sells the home..there is no warranty on it any longer..
