Does anyone know what a dealers "average markup" is?
I would like to make an offer on a home, and am not sure where to start.

If you look at the financial statements of the large retail companies (PH, Clayton, OH and Champion)...They all show about 30% mark ups...from this comes the set up costs, commission and other direct expenses.....
The only way to actually compare prices is to get exact specs and compare exact quotes from dealer to dealer...

I did as murray suggests. I took the exact floor plan with the exact options to three dealers for a total custom home. One never even called me back! I called them three times and got the run around so, they lost a sale. I included every option I wanted to have in the house etc. When I received the info which was within a day from one dealer and several from the second dealer, I compared and there was a 2500.00 difference. Then I took the book from Randy Eaton and played with numbers and knew what I wanted to spend. The dealer I selected was truly the best and they gave me their "best rock bottom price" and after that best deal, I knocked off another $5,000. I have been called an extremely shrewed negotiator by the dealer/owner lol. But hey, it is my money. Hope it helps ya out, this is what I did and I got what I think is an excellent deal on my home. It is now only in the design stages. I took two homes and redrew the home using bits and pieces from each home.

Hey, Tom. I'm guessing by your e-mail address that you live in Tally. Last year we made sort of the same approach but got outrageous prices from the two dealers that would even talk custom. What price range are you in and can you tell me who your dealers were? You can e-mail me privately if you would prefer. We have since found a "ready made" design that we love. Just curious as to who you found were good dealers and hoping it is someone we may have to deal with on our "dream house". Thanks for your help!!!

I took the master bedroom from one plan and the middle (2 more bedrooms, formal living and dining) from another, and the other end from a plan with a large den and kitchen combo.
Who did you get to build yours? Did it cost a lot more to have it custom built? Did you have to make any changes to your plan after you submitted it to the factory?
