I saw an ad in a Thrifty Nickel last night from a Southern Energy dealer that said they would build your custom floor plan for no extra charge! Can this be possible? I've drawn up several floor plans, taking ideas from all the floor plans I've seen, and I finally settled on one I think meets all my needs. I figured, though, that it would cost thousands of extra dollars to get it built.
A couple of things I did....I made sure to put the heating unit in the center of the home (after reading about cold air in the rooms farthest from the unit) and I included two water heaters...one would serve the bathrooms, both of which are fairly close, and the other would serve the laundry room and kitchen. Surely this would cost more!

The ideas you gave us will help us. Have you narrowed down the choice of mfg house builder?....We would appreciate any other ideas you may have.

Southern charges $ 1500 for engineering (the dealer might very well price himself expecting almost all homes to be custom)....With that they will totally custom the home...If there are added features....they will add these...such as 2 water heaters...extra cabinets...extra walls...extra windows...what ever...
Of course..you do understand they will have to modify your design to meet the HUD code if necessary...Usually this might mean window size, location and frequency...But this is all...
Just be sure that you see the final paperwork with the factory before your order is built...Be sure you have every detail in writing...for both you and the dealers sake..

We looked at on of their "mansion homes." It was very very nice. Then we looked
at the SPECS.... yuk.
2X4 Ext. walls, Novadeck subfloor, insulation = awful. Another one for the
eye candy club... did look pretty though... sigh.
