house delivered, many questions!!

Hi, My house has been delivered. Few questions. There are no light bulbs, should they be included? Or are we responsible. Are front and back stairs and rails usually included with price? There are a few small cracks and one large crack in living room, is this normal? Is the factory or dealer usually responsible for fixing the cracks, and how is this usually done? I know there is more, but that is all I can think of now! Thanks for any help!

Hello DMMD,

The light bulbs will be supplied by your set-up crew normally. Cracks will be fixed by set-up crew also. Crack are normal and it sound like you don't have many so, your in great shape. Stairs are usually not be included but it does vary from sales center to sales center. Most people will build a permanent set of stairs after home is built. Hope this helps.

My dealership does not include light bulbs with the set-up. it will only cost you about $5 to get all of the bulbs for your house. We supply one(1) set of steps. The factory is responsible for cracks in the ceiling but the set-up crew should fix drywall cracks if you got a drywall home.

I see that light bulbs are a regional thing...In the SE you will have to buy light bulbs...We have 1 model with 51 light bulbs..including 8 fluoresent bulbs...cost a little more than $ 5.00

Steps also seem to be a local custom...In our area steps with 4x4 landings and double rails are required for final inspection...It takes final inspection for the dealer to get his money from a mortgage..Therefore most dealers include these steps in the price of the home...Again...this is regional and should have been covered in your negotiations with the dealer..

As far as the warranty on the sheetrock is concerned...You should immediatly read your homeowners manual and warranty papers...Manufacturers handle sheetrock warranty much different than the rest of the warranty..Some (Palm Harbor come to mind) have NO warranty on sheetrock, some ( Homes of Merit comes to mind) will warranty cracks for only 30 days...Others (Mascot comes to mind) will run ONE and only ONE service call for sheetrock problems...If they run one in the first month..ok thats it..or you can wait 11 months and call and they will fix any problems that might have occured in the first year...Read your warranty..

It cost around $40 for bulbs for my house...and that was at Wal Mart.

Take pictures and document everything. Call your Dealer first. If they refuse you call the manufacture. If they refuse u call your state building Inspector. I think he is ron wieneart. Lightbulbs should have been in but not an issue. Stairs not included. Build them yourself. Cracks in walls are wrong. what is your brand if its fleetwood, I would be looking for more than just cracks in walls. Also get a floor level and check your home out yourself. Never trust anyone. What kinda siding. If it is vynal I may have some sugesstions for you. are they done installing home.

I agree with Stan...take pictures and check everything, including your plumbing connections!! Did you order shutoff valves for the plumbing? If so check and make sure they actually installed them. What did the setup crew document on your install list they are to fill out when setting up the home? You should have a copy of this as it requires the owners signature.
