Has anyone heard any good/bad news about "quality wholesale homes"? I have visited their web site ( http://www.qwhomes.com ) and requested a packet of info from them. When I received it, it showed lots of models and prices, and an employer emailed me and seemed very nice. I get postcards in the mail from them, and wondered if I should look into buying from them. I have never found any posts about them however, so I dont know anything else about them. I live in LA county, my fiancee works in Orange county, but we are planning to move to Corona (riverside county) because it is all we can afford. We are first time buyers, and I found a 2.5 acre plot of land for around 75000. I was hoping the total with the MH home, and the land would be around $120000 or less. Does this sound possible? Please let me know any info regarding these issues.

I want to take a moment and talk about sales centers that claim they are “Factory Direct”. The law is clear about this, you can not buy a manufactured home directly from a factory, you must go through a dealer or sales center. So when you see a dealer-promoting factory direct, it’s a cleaver way to get you in the door. Now, there are a number of dealers who claim to offer discounted prices or wholesale prices on the Internet today. I use to think that this was a realistic way for securing a great deal. I even recommended one company in particular in my first and second edition as an option for those seeking wholesale prices. But there is a problem; most of them are out of business today. The reason… too many problems, especially in the area of site preparation and poor service.
Buying a manufactured home has gotten a little more complicated over the years. More and more people are placing their homes on private property, which requires site improvements like, septic systems, wells, foundations and utilities. The problem with these so called, ‘Factory Direct” Or, “Wholesale Discount Dealer’s” is you typically get a home without the proper support of a professional sales center. In most cases the buyer is responsible for having a transportation company deliver the home to his site. The buyer then has to set-up and install their home. This leaves the door wide open for potential on-site problems. I don’t have a problem buying a home from a dealer that is willing to deliver and install my home at a great price. But if the responsible falls on the homeowner to install and set-up their home then I would find the nearest exit and run for my life.
Today many of these so, called wholesale operations are out of business. The problem is 90% of all manufactured home buyers are not qualified to set-up their homes, thus the reason for all the problems. Now, I am sure there is someone out there that owns a backhoe and is a qualified contractor with years of experience under his belt. And for someone like this I am sure this would be a great option, but for the rest of us this is not a good option and I would recommend avoiding any dealer that operates this way.
Here’s the other problem, how can a dealer offer to sell me a home at a wholesale price, (assuming its truly a wholesale price) and provide quality service and installation? The answer is…a dealer can’t. It’s common sense, you can’t cut your profits by half and expect to offer quality service and stay in business. In this scenario the customer is the one who is left out in the cold, with no dealer support and no service. A dealer who is truly concerned about customer satisfaction and service after the sale can not and will not operate in this fashion.
Some dealers may market themselves as a wholesale operation but this is just a cleaver marketing strategy to get you in the door as mention above. In all reality you’re paying retail prices just like everybody else. I personally would not do business with a company that marketed themselves this way. I feel it’s unprofessional and I believe it sends a false message to customers, setting them up for something that is not true.

I read the "about us" on their website and it says theyve been around since 1982. I dont know what the brand of their homes are though, or if "quality wholesale homes" is the brand. So Im guessing you've never heard of the company though? Has anyone had any experience with them? And yes it is expensive to live in California! You would need 500,000 to live in a big house here. Site built homes that are only 900 sq ft in ghetto areas are going for $200,000!!! Its so BS they're not worth it. I wish people would grow up and give MH's a chance, the new ones are so nice, and so affordable.

I looked through some of the floorplans and pictures and I saw a couple of Oakwood brands displayed...Marlette (certianly not the Marlette built in IN) was one on the site..

I live in Torrance and our MH cost $93,500, we put ours in a park. I don't think you will find a MH home (new anyway) for $45,000 by any manufacturer.

I checked them out on the BBB and they have not had any complaints. It says they also go by the name "forever homes" is anyone familiar with this brand?

can some one help? i want to know if people make offers on brand new manufactured homes, we would like to buy one, it is listed for 70,000.00 if we could offer less how low can these retailers go? just curious. should we add on upgrades before an offer or after? please write back.
