insuring my new home
My house has arrived from the factory and is at the sales center right now. It will be set on the foundation sometime this week. It occurs to me that no one at the sales center or the bank has ever mentioned homeowners insurance. When will I be responsible for having the home insured? I assume the bank will instruct me to arrange for insurance just before the final closing, then I'll bring proof of insurance with me when it's time to sign documents. Is this correct?

I am surprized they didn't ask you to get insurance already. My bank made me get insurance even though the home is not done or on my property they called it course of construction insurance. this is so I am covered when they are doding the work also. I assume anyways.

The lender will require insurance at the closing..The dealer might not have mentioned it because he sells insurance and would be more than happy to supply the policy on short notice..Of course...you should ask the dealer about the insurance he sells...Often the dealer will represent American Modern Insurance or Foremost Insurance..Both very good companies when it come to claims...sometimes they are competitive in price as well...but..you will want to shop the coverage around in your area...
Every state has slightly different rules about homeowners...most times it does not become effective until the home is complete and ready to live in...the dealer will have insurance for the home on his lot, during transit and during the set up process....there is a grey area when it can be argued by both insurance companies that it is the other guys responsibility...If there is a few days (weeks) overlap in coverage...and something happens..you are covered no matter who has to pay...

I was in my house for two months before anyone said anything to me about homeowners insurance. We went with American Modern - I called many many agencies and they beat everyone else by at least $100.
