Lot Model Good buy or not?

Hello, we are considering buying a lot model. Wondering if anyone has any advice, what should we be looking for? Anything special we should ask for? warranty? And advice would be helpful, First time MH buyers!! Thanks!

One thing you can do is save alot of money! Most dealers mark lot models up for trade ins. If you are not trading one in then more than likely you can get it cheaper. Warranty is very important, most of the problems happen after the first year. Do not settle for a one year warranty. Is set-up and delivery included? When do you have to pay for the home? I refuse to buy a home that I have to pay for BEFORE it is delivered, the person we are working with now on another modular we are buying said they will accept 10% down and rest due upon delivery. They will be more likely to get their butts in gear and get things done. The last home we bought we paid them as soon as the inspection was done. To me that is really important. They cannot kick you to the side that way because there are some things that dealers ARE responsible for. I hope this helps, I am sure there are others here that will give you more advice. I think in most states, the county/city building inspector has to come out and inspect the home once it's set. This is (supposedly) the purpose of getting a building permit from the local authority (REAL purpose is to generate revenue), but there are a lot of good inspectors out there who would hopefully catch any mistakes the set-crew made.

Katie...I would not depend on the local building inspector to check on much...At best building inspectors check to see if the blocking, anchoring, utility connections and site prep is ok...Most inspections are not much more than checking to see if the home has been registered with the local tax office..
Through inspections should be done by the homeowner...

I agree the inspection needs to be done by the homeowner as far as inside the home. Go over it with a fine tooth comb, have a paper and pencil handy cuz there WILL be things you will want fixed. Even if its minor, make them fix it. You will be paying for this home for a long time (unless your rich hehe) and it needs to be right. A county/city inspector will not notice a fine crack or a crooked strip. They don't really care about the beauty, that is up to you. Best wishes!
