options pricing......
options pricing......
We are looking into buying ahome and are wondering how to get the best deal on options, i.e. the ones we can get them to include in the price. We really want the furniture, but don't feel it is worth the price and am wondering if maybe they should throw it in?
Re: options pricing......
Most grown ups understand...There is nothing free in this world..you pay for what you get...the trick of negotations is not to pay for anything you are not getting...
Buying and financing furniture with a home is an absolute forumla for future financial disaster..Later when you want to sell this home the furniture money is still in the loan...but it is worth 0 to the buyer...opps your upside down...
If you went to a furniture store and saw a couch and chair..If the sales person said it was only $ 15/ mo...for 30 years..would you buy it..I doubt it..You would think he is crazy financing a couch for 30 years...That is what you are doing when you buy it with the house..

Re: options pricing......
I could not agree more. Personally, if I were looking for new furniture for a home, I am heading off to my local Ashley Furniture dealer. I am putting my $ into the construction of the house. When my wife and I visit dealers, I am most concerned with the way the house is constructed and while I concentrate on those items and options, she takes care of all the "nice" to have extra options. We are going for a Homes of Merit home and going to come up with an option sheet of items that we want. Listing everything from A to Z all inclusive. Then once we get an itemized list, we'll make a "must have" and a "nice to have" options list and negotiate from there. One thing for sure, furniture won't be on either list.
Re: options pricing......
As a veteran yard sale shopper, I can tell you that buying or financing brand new furniture is pure folly! If you like to haggle and you want an individual look to your home, AND you want to save money, start hitting the yard sales, estate sales, moving sales, flea markets, Good Will stores, Salvation Army stores etc. You'd be surprised at the money you can save on perfectly good stuff! I've got a sofa in my living room that cost $2000 new, but because the person I bought it from was redecorating and it no longer fit her color scheme, I got it for $100. Perfect condition. Or if you don't want to do that - buy a brand new sofa that's exactly what you want but skimp on the other pieces of furniture. End tables, coffee tables, and lamps can be picked up for next to nothing. This not only saves you money, it saves you from the boring look of TWO matching end tables, TWO matching lamps, TWO matching sofa/loveseat, etc. Of course if you don't like looking around or negotiating on price, this isn't feasible, but you'll save HUNDREDS of dollars and you can still have a very attractive home.
You don't want to be still paying for a sofa ten years (or 30) from now that's covered with dog hair and all worn out.

Re: options pricing......
I wouldn't think that model furniture is of great quality so you will get more for less buying from a furniture store (thats where you need to do the hard negotiation because they have a lot of room to move). We have looked at homes in the past with furniture and once I took a tape measure, checked out the furniture and beds, chests were undersized to make the room look bigger so if you end up "getting" the furniture check it out.
Re: options pricing......
The dealer probably has a wholesale source for the furniture. Ask the dealer if you can buy form the supplier.
Finance the home and pay cash for the furniture.

Re: options pricing......
Apparently my point was misunderstood, I never said I wanted to FINANCE the furniture, I am asking if it is unheard of for it to be thrown it for free. My mother bought a home a few years ago and it was included in the quote price and yes she ended up paying for it. I am not looking to do that.
Oh, and by the way, I am "a grown up" but prefer the term adult.

Re: options pricing......
Just tell them you will give them x amt. of money for the house if they throw in the furniture.
Either they'll tell you know or maybe they'll go for it. I know a lady who told the dealers that she would pay the price of the home but only if they threw in a rolled on pit set and had it finished by a certain date and they went for it.
What could you lose?
Good luck

When my brother bought his Sunshine home (display model) they begged him to take the furniture in it (at no extra charge), so he did.
