New to Manu Homes...Help!

Hello All:

My husband and I recently moved from Silicon Valley to the Nashville area. We have purchased several acres and are planning to build a home. However, we plan to live on the land until the home is built...which is where a Manu home comes in. We have looked at ALL the options of building versus permanent Manu home and have decided to build...so a large Manu home isn't an option.

We have looked at Fleetwood, Cavalier and Clayton homes but have very few options for a SMALL singlewide. We have no children and only need 2 bedrooms and 2 baths at this time, so we are thinking of around 800+ square feet. But I must admit I am a bit spoiled and would still like homes with a little upgrading (i.e. master bath with garden tub and nice kitchen). We've gone back and forth regarding to add vinyl and shingle roof to the home, but aren't sure they are worth the extra $1500+ for the 2+ years we will be living in it. Would those upgrades help in resell?

I would like advice (other than noting that it's in Randy's book...I will get the book but would like immediate advice as well) as to what/where you would suggest we look for such a home. Also, I would like advice as to your take on upgrading to vinyl and shingle roof on the small home and if it would increase resale value. And finally, if anyone has had experience reselling their homes. What should we expect when we decide to resell the home and move it off our property?

For short term use...buy a repossessed home...2 bedrooms are especially cheap..

TN has hundreds of repos available in the market..Try to arange fionancing with your local bank and make cash offers..Small singles should be plentiful under 10K..
