Dealers should buy tracts of land
With the lack of unrestricted land available in north Georgia, it seems to me that it would behoove some of the manufactured home dealers to buy up a large tract and start sellling it off in pieces to customers who don't have land but want a manufactured home. I know that Cloverleaf Homes in Cartersville did this- they had several (10 or so) 5-acre lots which they sold to their customers. I realize that there might not be a whole lot of available tracts at reasonable prices, but there's got to be SOME out there. Mr. Murray, what do you think?

This is the future of the industry in areas like Atlanta...Unfortunately most dealers right now are having tough times..Land developement takes a lot of cash and expertise that many in our business do not have...
It will probably come about someday...but by someone not in the business today...
One of the best ideas would be for the dealers all over North Atlanta to join together in funding a developement company with tracts in many counties...but..probably will not happen anytime soon...The other possiblility is to partner with experienced land developers and allow them to make a lot of money..
Unfortunately..this probably will not happen...Most dealers in your area are corporate stores and it is easier to close the location and move to areas like Augusta..where property is plentiful and affordable..This is far less trouble than taking the added risk of developing...

Not to mention the tremendous hassle of dealing with local government officials when trying to develop ANYthing - but what I had in mind was something like what Cloverleaf Homes in Cartersville did - they didn't develop anything - they just bought the land and sold it off lot by lot - of course, all the lots have frontage on an existing road so there was no need to cut in new roads, but if something like that could be done, it would be beneficial to the buyers and the dealers.
