Well we put our site built home on the market July 3rd. It sold July 7th for above asking price. I had a feeling it would sell quickly...but WOW!! I think hubby and I are still in shock. The fun part is they want a 30 to 45 day escrow. We have yet to fine tune our MH purchase, or to get home bids from other dealers which we still want to do. We also can't get a contractor to return our phone calls which leaves us wondering about site prep, etc. I frantically ordered another one of Randy's books regarding getting the best price on the home (can't remember the name right now...it's that shock thing. hehe) hoping it arrives quickly before we have to make a decision. What I am wondering is how long site prep and whatnot should take? If...that's a big IF...we can get the contractor to call, I am wondering what is the usual time frame for preparing the site. We were told from the dealer that homes are ready to be delivered approx 5 to 6 weeks after ordered. Anyhow, what I am not at all eloquently asking is what are the chances of us actually moving from here into our home, without having to move twice?? Any ideas?? Sorry...my mind is frazzled and I can't seem to put two sentences together.

PS have other people found contractors to be as flaky and unprofessional as the ones here?? What is sooooooooooo hard about returning a phone call!

I'm just curious - how did you sell your house ABOVE the asking price?

Well they offered us $6,500 above our asking price because they want to do a VA loan and with a VA loan we, the sellers, have to absorb all the costs. This is still putting us about $2000 ahead when all is said and done though
