Starting research - ? on customization

I just started researching the possibility of buying a mobile home. I want to
place it on my mom's property in eastern KY w/the ultimate plan of moving there
in a year or two. I just started doing research on selecting/constructing a foundation, what to look as far as structure of the unit is concerned, and other details such as getting utilities, etc.

First question that I haven't found an online answer to (I'm not nearly far enough along in my research to go to a dealer) is will the manufacturer customize the unit. At this point, I want a single width w/an open floor plan w/one bedroom and a bath (maybe something along the lines of a 14 x 70) w/lots of windows, etc.

Should I expect to pay to pay a preimum for the customization? Is this type of thing even an option?

No manufacturer offers a 1 bedroom home in your area...There are some manufacutrers that will do total custom...but they are the higher end homes to begin with...plus customized floor plans do have some option price involved..Even then all floor plans will have to be adjusted to fit HUD guidelines...such as the number of windows..

The big problem you are going to have is that most dealers and factories would be very reluctant to offer you this option with out the home totally prepaid...Reason being..they would not be able to market the home if you somehow fail to finish the deal...Even the most well intentioned folks have things crop up...such as bad health problems, accidents even death before the home is delivered and dealer is stuck with the home..

Also...resale for you is bad enough as a single wide on 3rd party's land...A 1 bedroom would be totally unsellable and destroy any value you might have..
