Silvercrest price...

Okay, so I found a beautiful Silvercrest WC-09, 1983 sq. ft. Dealer is offering it to me for $112k base, and $15k in options I've chosen. To ship it to NM is $7500 and NM sales tax is 8300. Total is $142k (they knocked off 6k on the base and are throwing in a 4 ton refr. unit) How does this sound/compare to you Silvercrest fans?
I own the 5 acres it's going on.

I'm no expert (to which my wife will attest regardless of the topic), but it sounds close to me.

We looked at a Silvercrest Grand Manor Estate M-07 (2595 sq. ft.) and it ran about $52.50/sq. ft. as displayed with quite a few options. Really loaded - and I mean REALLY loaded - as we would have ordered it, the home would have cost just under $60/sq. ft. This price included set-up and delivery within 50 mi. However, the Silvercrest factory was about fifteen miles away so the factory-to-dealer freight charges were virtually non-existent. The mfg. plants nearest to you are in either Woodland or Corona, CA.

Using your numbers the price for the home is about $126,200 and they ate another $4000 + - throwing in the heat pump so make it around around $122,000 for just the home, or $61.50/sq. ft. - which is probably a fair deal considering that Silvercrest is a "quality construction home" and therefore not an inexpensive home in the first place.

Randy's book has another - and better - formula for determining the fairness of your deal, for both you and the dealer - if it's feasible I'd wait for his information to arrive before you sign on the dotted line. But to me - given the intial caveat relating to my expertise - it sounds pretty good. Particularly f you like the dealer and feel that he/she will provide you with the kind of service after the sale you should reasonably expect after spending that kind of money.

As usual, it's advisable to listen to my wife rather than me - you might want to revisit those numbers just a little. The Manor Estate and Edgewood homes are the higher priced homes in the Silvercrest line, with Cottage as the price point unit and Westwood (WC-09) in between as the moderately priced model line.

I'm not saying the home isn't worth it, but it seems to me that you're paying a Manor Estate price for a Westwood home. However, I don't know how much difference the factory-to-dealer freight makes - but I'll bet it isn't $5/sq. ft. ($10K) - or more - on a 2000 sq.ft. home.

Again the best thing to do is wait for Randy's material and go from there. Sorry for the marginally accurate opinions/information, I'll leave you alone now.

Thanks for the information from both you and your wife!! We're definitely going to wait for the book before signing, but it is good to hear from other people who've bought and are happy with the product...word of mouth is the best advertising.

Randy - Now I've read the books and have determined that the Silvercrest WC-09 (fully loaded) home I'm considering has a 25% mark up. If I understand you correctly, this is acceptable pricing...right? Also, a Sales Person told me that it was harder to make profit on the higher end homes - true? Thanks - MDG

Typically the more the home costs the larger the profit. So, the salesperson is pulling a fast one on you. 25% is fair but I would still try to negotiate the price, you have nothing to lose!

Sorry...I have to differ with randy on this one...25% is very hard to make on the top end homes in todays market...Appraisals for mortgages hold that in check...Most high end are sold at much lower percentage profits than low end...Of course...18% of 100K is more money than 30% of 40K....

remember to shop finance...rates and fees do vary and can be much more saving than you can ever get from the dealer..

Well, I bought the Silvercrest! This has been quite a journey - and am glad I had solid information to help me make the decision. Thanks for all input from everyone. It was SO helpful to hear others' opinions, experiences, etc.
Randy, your books are great. :0) and rmurray - thank you for disagreeing with the higher end info. I'll never truly know the $, but at least I don't feel totally taken advantage of!
