Need Answer ASAP - used mh

I'm going to look at 2 used mobile homes tomorrow. One is a 1999 model, the other is a 2001 - don't know the manufacturer of either one. What should I look for to spot potential problems? How can I find out what the insulation factors are? What questions do I need to ask? I'm in kind of a panic because one of these houses is such a good deal, I feel like it's going to get away if I don't move quickly - i.e, 3 bedroom, 2 bath, island-in-kitchen, ceiling fans throughout, open floor plan, on public water, excellent condition, huge deck on the back, 1 acre of land. close to lake - $79,900!!! Advice please!

If you are unsure of your construction judgement...hire a professional home inspector as you would on any used home you might buy...

It is not uncommon to make an offer contingent on a home inspection...This is normal for real estate sales...

Just want to let you know that the real estate agent LIED!!!!!!! Went to look at this manufactured home which she described as "HUGE" and "VERY NICE" and the damn thing was very small, with cheap carpeting, ugly wallpaper, a dinky kitchen, NO STOVE, low sidewalls, dinky bedrooms and the land it sat on was well under a half-acre with a bunch of ratty looking older mobile homes around it. The "lake" turned out to be a small pond - and I mean a puddle - in the back yard. I was ready to choke the agent. And get this - she was actually angry that I didn't want this tacky place! She actually told me that for what I was prepared to pay, I'd have to expect dumps! (Not her words, exactly, but that was the gist of it). The other m-h already had a contract on it, so I don't know what it was like, but I 'm very annoyed. Thanks for the advice, though. I will definitely be using a home inspector whether I go site-built or manufactured. And I think I'll avoid real estate agents.

Remember....the real estate agent was comparing this home with other listings (stick built and manufactured) in the same price range...by that comparison...this home probably was "hugh and very nice".

The lake.....oh well...for a small fish it might seem like an ocean..
