Hi Everyone,

I need to rephrase my question. What is the life span of a manufactured home with a basment verses no basement. Is it still roughly 55 years either way? I have the opportunity to buy a manufactured home with a basement but not sure if I could get my money back in the end. Its 27 years old with a 30yr mortgage @ price of $50,000.00..no major problems. The lot is 200 x 200.

This is a whole different question...The future value of this home is mostly related to location...just like any older home in the market...
If you buy this home....maintian it..renovate it..as you would with any 27 year old home..and the location is desireable in the future...you will be fine..

Remember replacement cost for this home and basement is probably $110,000 or more...

If you plan on buying you should have a professional home inspector (as you should with any older home) look at it to discover any hidden problems...Then you proceed with your eyes open...Good Luck
