floor joists

We are looking a few different homes, one of them uses 2x6 on 24" centers with 3/4" t&g plywood. The others use 16" on center with with 5/8" osb. The home we like the best is the 24" o.c. it has a lot more features and a better price. Any thoughts?

16" on center is the only way to go. OSB is not too bad, maybe you can upgrade to plywood. Be sure to stay away from ANYTHING which looks as particle board. My Skyline MH has 24" center and particle board and feels like we are walking the tracks of a roller coaster and for 4 months we can't get the factory to respond to our pleas for help. Skyline can take their reputation and Underwriters Laboratory "Inspected" and shuv it. Need more info? e-mail: [email protected]

Hey Karen,

I am the sales manager for Palm Harbor Homes (PalmHarbor.com) in Lynchburg Va. We use 16" on center as standard with 5 8ths OSB as well. However we do 2x8 floor joists as well. Our OSB is tongue and groove and is actually staggered through the length of the home, which makes for a much more durable build. I agree on staying away from "pressboard", even the "Nova Decking", which is the same thing. If you have any more questions, just write me.

Karen,
We build Solar Pyramid Homes and use 2x6 floor joists on 24" ctrs. we use 23/32" OSB tongue and groove floor sheathing, which is nearly 3/4" thick. Our homes will withstand 250 mph winds and 8.5 earthquakes by 3D computer analysis, and come with a registered structural engineers certification to that fact. You won't get that from any other builders.
