I live in ID and I am considering buying my first house. I have looked at many manufactured homes. I like Fleetwood and Oakwood the best so far. I have found a Fleetwood 2200 sq ft house with entertainer pakage which includes securtiy system, TV, DVD player,and a few more options. If I taoe and texture the house the selling price is $66,000. I really like two Oakwood homes the Grand, and the Meadow View. The Grand (1500 sq ft) without the TV, DVD, security system or fireplace sells for $60,000. The Meadow View is a triple wide however its 2000 sq ft. still doesn't have the options as the Fleetwood does have tape and textured walls. It sells for $87,800. I asked the salesperson at Oakwood why she said it was the qulaity difference. From what I have heard and read Fleetwood is a good quality home. This makes me wonder what kind of markup is in these homes. I really like the Meadow View but I can't justify paying the extra money for Quality I can't see. The Grand in the price but again I don't understand why to be in the same price range I have to drop 500 Sq ft. Can someone expain this to me or maybe tell what I should offer to pay. Thanks for any help you can offer.

In an area like yours with little competition in the market place...prices can vary quite a bit..For over $ 20,000, different quality would have to be VERY different..The Oakwood salesperson should be able to detail scores of items that are different...the broad statement..we have better quality..means nothing..
If you were shopping a Mercedes...the salesperson will be able to point out hundreds of items that a standard Ford does not have...If they were not there...no one would buy the Mercedes...
Oakwood and Fleetwood are similar in that they build different homes in different plants...I am not familier with those available in your market...You need to get the detailed list of features, basic construction and options and compare for yourself..One thing I will suggest is that both Fleetwood and Oakwood build their homes with press board floors standard...If I were you I would stay away from this stuff...Up grade to OSB or plywood..or buy a different brand..
I suspect that after careful consideration...you will find that the differences are not that great...only you can decide if the particular floor plan is worth the extra money..Good Luck

Do a search on this website under both manufactures names. I think you may change your mind about Oakwood, entirely. They have been trashed on this website continually.

Oakwood owns two manufacturing facilities that serve Idaho. One is Golden West in Albany,OR. The other is Marlette in Hermiston,OR.
As augustaga indicates the salesperson at OH is inept. Don't accept that general, foolish answer to your serious question. Both OH & FLE offer upgrades to OSB floors. At the asking price you may already be getting OSB. The OH may be offering 2x6 sidewalls, greater insulation, better thermal windows, etc. But augustaga is right. Find out.
Regarding Renee's suggestion, forget anything about Oakwood found on this site that doesn't pertain to the specific factories shipping into Idaho. Both have long-standing, excellent reputations for quality production & service.

I have a Golden West that was purchased in 2001. My husband and I love it and have had nothing but outstanding service from the Oakwood service group! Any issue we have had, they have been out immediatly to rectify. We live in Southern California and are very satisfied with our purchase. Don't to all the people bashing Oakwood. All manufactures have some bad apples out there but not all of them. Our Golden West was manufactured in Perris, CA.

After doing research on the internet Oakwood and Fleetwood are the 2 homes I would NOT buy. Please do more research before getting yourself in debt for a home. Look at the website HADD.

i'll echo what's already been said here - do your homework on the dealer you plan to buy from. in my state (az) all 5 oakwood dealers are listed as unsatisfactory by bbb and so is the fleetwood dealer. i don't know if it's just a dealer problem or company problem. a friend did purchase fleetwood 2 yrs ago and it's been nothing but a headache for them - delivered the wrong home to begin with, still isn't level, all sorts of condensation problems and the list goes on. they also have arbitration clauses which forfets taking anyone to court.
