I've seen questions about raising the roof pitch, but what is the reason for the lower roof pitch on manufactured homes?

Hello Drew,

A 3-12 roof pitch uses less lumber compared to a 5-12 and a lower pitched roof requires less set-up time on site.

Transportation issues are also involved..Total elevation from the ground to the hioghest part of the structure cannot be over 16 1/2 feet...Most homes cannot be over 4x12 pitch with out a hinge assembly....The higher pitches require a hinge and substancially more set up cost..Generally the homes that offer 5x12 ot 7x12 have a total retail option price of 5 to 6 thousand dollars..Often customer decide this cosmectic feature is not worth the money...
