let me as any one this who has any sence, Why put down a plastic to hold water in on bottom of P gravel, Especially when the dirt is hard clay, It will not leach, nor drain , So whats the purpose by putting this plastic water holding material down???
Because the vents will evaporate it? Or in the winter it will turn to ice, ??? So lets hear some awnsers RON!!!!!!!!!

Hello George,

The purpose is to prevent moisture coming up through the ground into the craw space. If water is collecting under a home, site-built or manufactured home then the foundation was not installed properly. This happens a lot when the homeowner or contract does not install a drain around the foundation using crush rock and perforated pipe. This allows surface water to drain away from the foundation and not collect under the home.

Let me add to Randy's response. Putting down pea gravel and plastic is standard MH and stick built practice. As a licensed contractor, I can tell you many cities/counties require it exactly for the purpose as Randy has stated above. Also, to emphasize Randy's other point, if you are having water under the plastic, then your drainage is NOT correct. Don't blame solid industry practices, developed after years of experience, for improper water drainage problems.

Read my page again, I stated it was CLAY!!!!! It does have a drain, W/ pump , I have NEVER seen moisture come up through clay, Like I stated it will hold water and sooner or later it will drain into the Sump pit and then it will finally get out. Happy New Year

Read my post again. I said it is STANDARD industry practice. Talk to a building inspector in your area and ask their opinion. If they do not require it, then remove the plastic. Enough said on this issue.
