Can anyone give us some advice??
We would really like to purchase a Manufactured home, but we only make 1200 a month- we've already been turned down twice because we don't have perfect credit and we don't make enough~ we live in West Valley City Utah, does anyone in here know of any lease to own programs or lenders that don't require A+ credit?? We're also having a problem with the mobile home parks, we were approved for the home itself but not for the park!!!AHHH!! We don't know what to do, we would appreciate any advice on how to get qualified or if there is a program for lower income families or anything anybody can tell us will help~thank you for any response

I would recommend a couple of different things: First, look in the paper for "Contract For Deed" or "Rent with Option to Buy" arrangements, which are common (around here, anyway) if you are willing to buy a home that is a few years old. These don't require a bank loan. There are too many five year old homes on the market and people are having a hard time selling them (I know from experience) so the sellers will often accept someone with less than great credit just to get rid of the home. Another thing you could do is contact Greenpoint Credit and ask them about REPO homes. I think the website is www.greenpoint.com. They commonly repossess homes and fax out sheets listing these homes, along with the price. They are "dirt cheap," as they say. Lastly, probably the best thing you could do would be to live in an apartment for another year, pay your rent on time, and pay all your other bills on time--even pay them off if possible. If a year or two goes by and you have no bad financial problems, the chances are good you could buy a brand new home (although I don;'t recommend buying a brand new mobile home because they depreciate so badly in the first year or two).

Also check with your local United Way agency. They can point you to an non-profit organization in your area which may have access to special funding OR help you with your credit record. In our area they have names like Affordable Housing Coalition, Housing Assistance, etc.
