Too much for a 1998 Skyline?
A person is selling their 1998 Skyline home (do not know what the model is) but it is a three bedroom, two bath approx. 1200 sq. foot home in a midgrade park with nice views for $57,500. This seems awfully high to me. Is it because the market in Reno, NV is inflated or because this person is way out of line or because Skyline homes are so great? Please help! The condition of the home is very nice. Thanks.

If you haven't already, speak with the MH owner and talk with her/him, (you will most likely have to be approved by the owner anyway) to find out the price ranges of homes recently sold in the area.
Also, talk with your potential neighbors in the park and get their opinion. Check the park community bulletin board (if they have one) for other homes for sale in the park.
Check your local library reference section for the NADA MH guide which lists estimated values of MH on rented land. You will have to do some interpretation of values, but follow the instruction in the front of the guide.

Is it a single wide? If so, I believe it is way overpriced. Most brand new singlewides I've seen sell in the high 30's-low 40's, at least in Illinois. If it is a doublewide, that sounds more reasonable.

I am in Southern California and purchased a brand new double wide 1456 sq ft for $93,500 so I definatly thinks it just depends on the area.

BUYER BEWARE!!!!!!!!!!!!! Look for damaged particle board sub flooring material.. As much as I would like to get out of my 18 month old Skyline - I can't because of deteriorating floors through-out . I'd never buy another Skyline - Let alone a used one. BE CAREFUL....
