Manufactured homes an investment?

I have been looking at buying a manufacture and putting it on my own property. But I have also been looking at buying and building a kit home. The complete kit with land permits and everything would be comparable to a manufacture installed, about $75000, but but I could turn around and sell the kit home for easilly $110K. What kind of turn around would the manufacture have on a permanent foundation?

In my opinion, you should have very little difference, if any, in price on reselling the manufactured home on a permanent foundation. It will depend on the area of the country you live in and how common MH's are in your area.

Are you saying the mobile home will sell for the same similar stick built home ? What would you base this on?

I've spoken with 2 real estate agents who said that it's hard to find a financial institution that will write a mortgage on a used manufactured home, even if it's on its own land. For some reason, you can find financing for a brand new m.h., but nobody wants to lend money on a used one.
