I am shopping around for a home to be located in NE Missouri. My questions are...Will a 3:12 or 4:12 roof pitch and 30 lb roof load be sufficient? Any insight as to how much I can plan to pay for tax and title? (I have looked at retailers in IA, MO and IL) It seems to be consistent among the dealers I have visited to have R-11 floor insulation, but I read in a previous letter that R-33 is recommended for floor? Also does this factor change according to whether the home is to be placed on a foundation or basement? What is the general concensus on basement placement? I have read that it's better NOT to place on a basement, but everyone I have talked to who have purchased mfg. homes say they would have a basement if they could do it over. Thanks for any info you can give.

I myself have been looking for a home. I live in central west Illinois close to St. Louis. I have been looking at Fuqua homes they sell manufactured and modular homes and from what I have studied they have one of the better products out there. I am going to be putting my home on a basement and I've been told that I would not need insulation for the floor.Also, make sure that the roof insulation is R-33 or better.Most of the Fuqua home have a 3 1/2 :12 roof pitch but some of the modulars have 5:12. I think it's more of a cosmetic thing than anything else. I definately would consider a basement if I were you. I don't think you'll be disappointed. Just make sure that your floor has 2x6 perferably 2x8 floor joist.

We are also shopping to put a home in northwest Missouri. We toured the FuQua plant in Booneville, Mo. They have an impressive factory. we also toured the Design Homes factory in Salix Ia. They also have nice homes.
we are now working with Koehler Homes in Chillcothe, looking at Marshfield and Artcraft homes by Wick Building Systems. These are all modular homes, and we will be putting it on a basement.
Compare all the specs and prices and what they include. Happy Shopping
