Redman or Patriot homes?

First time mh buyer. Considering Redman or
Patriot home.Need advice,are these quality built
homes? What is there reputation? Thanks in
advance for your responses.

Hi

My husband and I own a single wide Patriot Home in Des Plaines, Illinois - a suburb of Chicago. My advice to you is do not buy a Patriot Home. Our home came to us with a number of scratches on both the wall and floor which the park wouldn't honor.

We didn't pursue the warranty for obvious reasons. I have nothing but hatred for Patriot. By the way, our home is brand new.

Be careful when you buy a manufactured home - any home for that matter.

Geez...I think it is very wrong to bad mouth a manufacturer for a problem that sounds like a dealer problem...but even if it is not..you said..

"We didn't pursue the warranty for obvious reasons"...after only talking to the dealer (park)...How do you think a factory could ever fix a problem it did not know about..?????????...

Yes, I agree we should have gone after Patriot. On the other hand if we did would they honor their Patriot. Also, would the park renew our rental agreement if we did because the dealer and Patriot didn't live up to their end of the bargain.

Also, I stand by my statement that Patriot is a poor manufactur of mobile homes.
Sure, the dealer should have checked the home which they didn't; but, on the other hand, how the "h___" did it get off of the production life with defects. Patriot should have caught the scratches in the home before they sold it.

Patriot is not a reliable company in my opinion.

I am at a loss to understand your logic. The home arrived with some minor defects and you told no one about them. How do you know if Patriot would honor the warranty unless you gave them a chance to correct the problems. Was the park the dealer and if so than you have a gripe with the park/dealer not the manufacturer. Homes are built in one place than transported to another and set up, just the transport causes a lot of problems with any MH but in most cases they are resolved but you still have to tell someone. The three stick houses I have had built in my life had punch lists that ran pages but they were taken care of and when I replace my current MH with a newer one, I expect the same thing, minor problems that are taken care of.

No kidding! geeeez! Your issues with Patriot seem, minimal, and the fact that you never told anyone??? How is it suppose to be fixed? It appears you have a gripe in General. didn't you do a "Walk Thru" Prior to closing? If not, surely you noticed these things right away? Why would the park not re lease to you? Mine actually helped me out, with my Schult......

In answer to your original question.... I think they both have some good qualities. You may want to just sit down and compare... Don't get too caught up in the Bells and Whistles, rather in the Contruction and all the R factors. JMO

What happen when the fault is with the dealer & you can't get any of your problems fixed. I bought a Redman. They let the refrigerator get loose & tear the linoleum. But NO ONE you take ownership of the problem. I have had the home for 4 years. Nails have come out of cornice & trim. There is nothing but sheetrock to try to fasten it back to. I was always told Redman was the BEST. I would hate to see the worst put together mobile home.

This is clearly a dealer problem...but 4 years later it is too late...as far as hanging things on the wall....there are bolts and screw systems designed for just this use and they are sold at Home Depot...They are not very expensive...These same kind of problems happen in stick homes...Homeowner maintence is important while problems are still small....

I really thought that this forum was going to be of use; but, I was wrong. People go on this forum to receive advise not to be told "geez". To tell me that I shouldn't bad mouth Patriot was totally stupid. In this country, I have freedom of speech and I was just giving my opinion on the company which I wouldn't recomment to anybody.

Again, like Brenda, my husband and I went to the dealership in Des Plaines, IL where we brought our home only to be told that they would fix some of the problems; but, not others. Yes, the major problems were fixed; but, some of the minor ones we had to do ourselves We probably should have contacted Patriot or a lawyer which is very expensive. One reason we didn't contact Patriot was that the home was on the lot for about two years and knowing how big companies are they would probably deny any problem with the home. Not all dealers are honest and easy to work with. You also live where you can afford to in today's economy.

Sorry Murray and the people that gave me extremely nasty advice. I am not perfect like you are. I also wish Brenda good luck in dealing with her problems.

Sorry to be so strong...but maybe you do not see how wrong your posts seem...bad mouthing a company for problems they had no idea about.....

You original warranty would have have an exclusion for cosmetic items and had a factory warranty of a very short time if at all...The fact that is was in dealer inventory for 2 years means nothing...factory warranties start when the permanent owner gets the home...in this business...just as in any business..This is a federal law...

I moderate this group....it is my responsibility to be sure irresponsible posts are either deleted or challenged...To me your experience is valuable to others..I hope others get the point to read the warranty...understand the warranty..file problems with both the manufacturer and dealer...if not satisfied..file them with the responsible autthorities..they are listed in the homeowners manual...I hope others will get the point that problems will not fix themselves....Good Luck in the future...

This site is here to help folks...not give them a forum to air irresponsible gripes..
